In Kettwig, we are renovating a historic villa and adding two new buildings to it, while in Bredeney, an entire neighbourhood of urban villas is being built on a former Thyssen-Krupp factory site.

On June 15 and 16, we were able to introduce ourselves as a developer at the information days for our “Schöner Land” construction project in Leipzig Böhlitz-Ehrenberg. Numerous interested visitors received comprehensive information about our new residential quarter with modern semi-detached and terraced houses, condominiums and commercial units in bright sunshine. The guests were particularly impressed by the successful combination of modern architecture, sustainable timber construction, high-quality fittings and a family-friendly location.

On 15 June 2023, the groundbreaking ceremony marked the start of our Bredeney Park project in Essen. Thomas Kufen, Lord Mayor of the City of Essen, together with Martin Menrad, Managing Partner of PROPOS Projektentwicklung GmbH, Thomas Schüttken, Managing Director of BÖCKER-Wohnimmobilien GmbH and Marco Hinsken, Branch Manager of BÖCKER-Wohnimmobilien, took the spades in hand. We welcomed numerous guests from the real estate industry, the municipal administration and the media to the ceremonial start of construction.

Our Quartier Cospuden project is now in the realisation phase! We are pleased to have gained a renowned construction partner as general contractor in PORR Hochbau Region Ost from Schmölln. The excavators are currently at work creating space for the new residential quarter on the almost one-hectare site. A special challenge for the construction experts from PORR is the construction site logistics, because especially now in summer many excursionists are on their way to the nearby lakes. But the professionals have developed a concept for keeping the impact of the construction site to a minimum.

The company PROPOS opens a new office in Leipzig and welcomes partners and customers. PROPOS has invested heavily in Leipzig in recent years and plans to place more projects on the Leipzig market. The new office in Leipzig will help to be closer to the customers and construction sites of the current and future projects and thus personally approachable at any time. In addition, the company will be supported in the marketing of its projects by Values Amplio and its team, a permanent partner from the Leipzig brokerage community. PROPOS is confident that its quality standards will attract buyers even in difficult times, says Managing Director Martin Menrad at his welcoming speech.

An analysis by Lübke Kelber shows where in Germany the likely return on residential investment exceeds the existing risk. For the ranking, 111 cities were analyzed on the basis of population data, stock and demand, socio-economic conditions as well as rental and purchase prices. The results show that especially B-cities such as Potsdam, Darmstadt, Hanau, Heilbronn, Landshut or Fürth can be interesting for investors. Leipzig is at the top of the list. According to the evaluation, A-cities have the advantage of a low risk, but the disadvantage of a low payout.

Our latest residential project is located in the Böhlitz-Ehrenberg district of Leipzig, on Schönauer Landstraße. The development will consist of apartments, semi-detached and terraced houses, as well as office and practice spaces. The area provides a peaceful and green environment with easy access to the city center. To minimize environmental impact, we are using eco-friendly materials and solutions for this construction project. The residential project is scheduled to be completed between 2024 and 2026, comprising of 78 units with a total floor space of 16,065 square meters. On June 14, 2022, our sales partner Böcker-Immobilien opened a branch in Bredeney with our project within walking distance of the property.

The multi-storey car park on the property for the Kohlgartenstraße project was demolished by PROPOS.
Hardly used recently, it represented an urban development deficit for the Reudnitz district, now there is room for a piece of urban repair.

We have been active as project developers in Leipzig for years. We benefit from the dynamic development of the city and feel connected to it. The preliminary building permit for the Bredeney Park project on the former Beitz site in Essen has been issued. PROPOS is developing 45 exclusive condominiums ranging in size from 100 to 220 m2 on the nearly 20,000 m2 park-like site overlooking Lake Baldeney. In terms of architecture and design, the project takes into account the significance and history of the site – this was the location of the official villa of Berthold Beitz, the former chief representative of Thyssen Krupp.

The construction work in the Semmelländerweg for the project “9 Giebel” have been started on the 4rd November 2019.
